Schedule of condition
A tenant should always get a schedule of condition prepared at the beginning of a lease. This very useful document should include a photographic record of walls, roof, etc. showing their level of repair.
It can be attached to the lease or kept by your solicitor to be used as required in the future.
What use is a schedule of condition?
At the end of the lease, tenants will get a schedule of dilapidations from the landlord asking them to put right everything on the list.
Therefore, it is useful to have the evidence you need to prove what condition the property was in when you first took out the lease.
In that way, you can immediately dismiss any pre-existing faults from the schedule of dilapidation.
